As-built surveys are sometimes called post-construction surveys or construction monitoring surveys. The deliverable is a sealed drawing, CAD file, or report showing the actual as-built condition of walls, foundations, utilities, grading, and hardscape overlaid against the design plans, with any deviations called out for the record.
What an as-built survey documents
Our field crews capture the precise location and elevation of every feature the scope requires. That typically includes building corners, foundation edges, utility line inverts, manhole rims, parking layouts, drainage structures, and final grade elevations. We return the data in the format the design team or municipality requires, most often as a sealed PDF plus a CAD file keyed to the project coordinate system.
Projects that need documentation at multiple stages (foundation, framing, MEP rough-in, final) can run as a staged construction monitoring effort instead of a single post-construction survey.
When clients order an as-built survey
Most as-built surveys happen at one of four moments in a construction timeline. A commercial owner orders one before the certificate of occupancy to verify the building sits inside its permitted envelope. A civil engineer orders one to close out a grading or utility package and confirm plan quantities match what was installed. A contractor orders one to document tie-ins on utility work before anything is covered. In some cases, a municipality or permitting agency requires one as part of the final submittal.
